    What we do

    We work with Builders, Designers and Home owners to ensure all construction costs and budgets have been estimated to give the best total construction price indication possible.

    Blulevel Estimating was founded in 2012 with the goal to make the Builders estimating process easier.

    Blulevel Estimating is not a registered quantity surveyor however, there are huge benefits working with an estimating company, saving you both time and money. Our team has extensive commercial and residential experience across all types of construction.

    Before we estimate, it’s essential to review the site photos. If the access from the road to the house is muddy, we will need to allow an additional cost for a limestone access track.

    Many more factors will increase the costs; this is one of many.

    Rick has over 17 years experience in the building and construction industry, including extensive scheduling and estimating experience in residential and commercial construction.

    He started his career in 2004 with one of Australia’s leading Home Builders. As a team member he was given the opportunity to develop his management skills particularly in areas of estimating and scheduling.

    In 2012, Rick started Blulevel Estimating which was an estimating company providing brick counts for Builders which rapidly grew into providing bill of quantities for Builders.

    Since 2017, Rick focuses on providing a complete building estimation for Builders across Australia. The experience and knowledge gained since starting Blulevel Estimating has been rewarding, from receiving phone calls and emails advising successful tender from our estimation, through to estimating more than $3.02b in construction costs over the last 4 years.

    Standard Estimation

    Estimation are completed within 3 – 15 working days, additional charges may apply. In the opinion of Blulevel, sometimes some estimations take more time. If you do require an estimation completed in a shorter lead time, just let us know.

    All estimations are submitted in MS Excel.

    We are an experienced estimating team with more than 40 years combined experience in the building and construction industry. All estimators have experience in Single Storey, Double Storey, Unit Developments and Apartment Living projects.

    Our office is based in Preston, Victoria. However, our service is provided to Builders all across Australia.

    Each estimation will provide you with a final construction price.

    Basic Estimation purpose, Early stage price negotiation or Builder’s final review of price.

    Standard Estimation purpose, tender price which is suited for a bid against other Builders or the Builder who requires a bill of quantities and construction rates.

    Premium Estimation purpose, tender price which is suited for cost plus projects or a preferred Builder who requires a detailed bill of quantities and construction rates.

    We estimate our estimations to be within 2% – 10% of final construction price. We have proven success with Builders winning tenders between $200k – $7.0m. We encourage Builders to always give cost feedback, follow our social media for feedback and updates.

    • We have recently saved a Builder $250k on a project, ask us how.
    • We have completed a 800m2 build, Blulevel Estimating budget for the ground Waffle pod slab was $53k and the Builders quotation was $51k.
    • We have completed a three unit double storey site to the value of $1.78m, Builders feedback was the clients budget was $1.7m.
    Our phone systems are always on during standard working hours, but just like you from time to time we do work outside the standard business hours.

    We have experience working on projects over $1.5m and it is quite common for a Builder to engage with us because we are estimating experts and have industry knowledge.

    The purpose of the estimations is to set trade & supplier budgets from start to finish which then establishes a final construction cost. Our Estimation covers costs from Development fees, Shire fees through to all aspects of construction and finalising with construction margin added to the construction cost forming a client price.

    Blulevel Estimating is not a registered quantity surveyor, some organisations do require a registered quantity surveyor, please refer to the AIQS for more information.

    At the bottom of each estimation we provide a percentage guide based on construction cost value. This margin rate can be adjusted by the Builder at any given time.

    You want to be able to communicate with your client the total construction cost value. By presenting the Client Cost Report you can show the total sum cost for each cost centre. All costs displayed in this cost report are construction cost + builders margin + overheads.

    If you have a query with your estimation, we encourage you to comment inside the estimation and return for the estimator to review.

    We upload all construction plans to an on-screen take off program called Bluebeams where we measure all the project quantities. Upon completion of the scheduling, the project is passed to our estimator for completion of the costings. The estimator’s responsibility is to upload completed bill of quantities, assess the project complexity, apply suitable construction rates and finalise the construction estimation. It is the builders responsibility to share all construction plans to ensure your estimation is completed to the best of our ability.

    What is the best Estimating Process?

    We always encourage Builders to continue their normal tender process of sending plans out for quotes to trades and suppliers.

    After receiving your completed estimation you will be able to compare the Blulevel trade and supplier sub-totals against your trade and supply quotations. Here are some possible outcomes

    Option 1. Trade quotation & Blulevel budget align, success
    Option 2. Trade quotation & Blulevel budget does not align, further investigation required
    Option 3. Extreme cost difference between trade quotation and Blulevel budget, obtain another trade quotation or further investigation required

    Once you have received the cost estimation back from Blulevel Estimating, take the time to review the costings as this is a thorough and detailed estimation.
